Restumping, sometimes known as reblocking, involves replacing or resetting all the damaged foundation stumps on a house that has a stump subfloor. The stumps could have shifted as a result of soil movement over the years, or wooden stumps may have rotted from moisture in the soil or been compromised by termite infestation.
Signs that your house may need restumping can include: continually cracking interior or exterior walls, doors or windows not closing properly, uneven, bouncy or spongy floors. Houses can display stump deterioration in many different ways due to different soil conditions but if left untreated the end result will always be the same – partial or total collapse of the structure.
The price may vary depending on several factors – is the home brick veneer or weatherboard cladding, how many stumps require replacing and what height they are, whether steel or concrete stumps will be used and if rotted joists and bearers need replacement.
Always make sure any house restumper you choose has the appropriate experience and insurance. Ask the right questions and be sure you’re clear about the scope of work to be carried out. Eg.
